Some advice on selling TimeShare property by Tab Pierce
Timeshares in Florida were quite popular some years ago. There are many resorts in Florida, and there is always some owner trying to sell his timeshare. Orlando, as one of the hot spots of Florida, is no exception to this situation. If you own a timeshare in Orlando, then you'll have to work hard to set it apart from the rest.
1st - list it in all local newspapers in Florida that you may know. National newspapers will be probably of no use to you. You can do it online with just a couple of clicks and you will be quickly on your way. Since these are local newspapers, it is not prohibitively expensive to list in their classified section.
2nd - search for any online list or timeshares. Do the research before listing your property here, you will have to set your property apart. Websites specializing in Florida vacations and timeshares are better than general sites. If the site is not only about Florida, but about Orlando, it is even better since you'll know that visitors to the site indeed are interested in this resort location. That means more pictures, a better description and a lower price for you.
3rd - ask friends about any lead. You'll be amazed how many people you can reach this way. Friends and friends of friends allows for a large number of people at your fingertips. And this is a group of people that will trust you. Normally, selling timeshares can be an endeavor due to the fact that some potential buyers associate it with scams. Timeshares can be as honest as any other field; however, some sellers of timeshare brought the whole branch into discredit through their abusive practice.
4th - at any given time, you have to be accessible. If you cannot answer your cell phone all the time, give it to someone who can. Buyers have plenty of choices, not just regarding timeshares, but also any sort of property in Orlando. They will certainly not call again.
Other tips - be informative and friendly with any potential buyer. Answer any question they might have. Don't hide any information that might be relevant to close the deal. Doing it will only generate mistrust towards you. If you are selling it privately, it may be easier to find a client. However beware, not all buyers are solvent. That means that you could face a legal battle until you get your money and won't be able to use your timeshare in the meantime.
